Project ManageR

The Project Manager is responsible for managing all aspects of projects including but not limited to; solicitation of work, estimating for bids, safety, subcontractor management, project buy-out, budget control, conduct Owner, Architect and Contractor [OAC] meetings, document control, scheduling with Superintendent and maintaining relationships with clients and design professionals.

Responsibilities:

  • Maintain professional client relationships

  • Assist with marketing work

  • Generate detailed estimating

  • Perform constructability review of project documents

  • Coordination with Mechanical, Electrical & Plumbing [MEP] design build trades

  • Lead permit submittal process

  • Interact with city/state governing agencies

  • Must have the ability to read, interpret and communicate construction documents, plans, specifications, manufactures data sheets, etc.

  • Understand current code requirements and inspect properties for deficiencies

  • Generate scope descriptions

  • Perform subcontractor buy-out

  • Manage subcontractors

  • Monitor and maintain general contractor fee

  • Generate pre-construction schedule

  • Main point of contact with client and design team

  • Attend punch list walk

  • Foster and maintain professional relationships with design professionals

  • Coordinate and compile all design documents

  • Upload project information/details to PDF documents

  • Work with Project Engineer on procurement schedule

  • Work with Superintendent on construction schedule

  • Assist Project Engineer to review project submittals

  • Attend monthly safety meetings

  • Walk projects and perform safety audits

  • Walk projects to ensure quality is being delivered (pre-punch)

  • Assist with training and development of other team members (Project Engineer, Project Coordinator & Superintendent

Certificates & Licenses:

  • Valid driver’s license, clean DMV driving record.

Qualifications:

  • Undergraduate Degree

  • Three to five years verifiable experience as a Project Manager in the construction industry

  • Experience with computers, MS Project, Procore and Bluebeam

  • Proficient in Microsoft Word, Excel, Project and Outlook.

  • Proficient in accounting systems
