The Project Manager is responsible for managing all aspects of projects including but not limited to; solicitation of work, estimating for bids, safety, subcontractor management, project buy-out, budget control, conduct client and OAC meetings, document control, scheduling with Superintendent and maintaining relationships with clients and design professionals.
Responsibilities:
Maintain professional client relationships
Assist with marketing work
Generate detailed estimating
Perform constructability review of project documents
Coordination with Mechanical, Electrical & Plumbing [MEP] design build trades
Lead permit submittal process
Interact with city/state governing agencies
Must have the ability to read, interpret and communicate construction documents, plans, specifications, manufactures data sheets, etc.
Understand current code requirements and inspect properties for deficiencies
Generate scope descriptions
Perform subcontractor buy-out
Manage subcontractors
Monitor and maintain general contractor fee
Generate pre-construction schedule
Main point of contact with client and design team
Attend punch list walk
Foster and maintain professional relationships with design professionals
Coordinate and compile all design documents
Upload project information/details to PDF documents
Work with Project Engineer on procurement schedule
Work with Superintendent on construction schedule
Assist Project Engineer to review project submittals
Attend monthly safety meetings
Walk projects and perform safety audits
Walk projects to ensure quality is being delivered (pre-punch)
Assist with training and development of other team members (Project Engineer, Project Coordinator & Superintendent
Certificates & Licenses:
Valid driver’s license, clean DMV driving record.
Qualifications:
Undergraduate Degree
Three to five years verifiable experience as a Project Manager in the construction industry
Experience with computers, MS Project, Autodesk and Bluebeam
Proficient in Microsoft Word, Excel, Project and Outlook
Proficient in accounting systems
Benefits & Perks:
Salary Range Based on Experience: $110,000 - $185,000.

The Project Engineer is responsible for managing and controlling project documents including but not limited to; Submittal process, solicitation of project required materials, RFI process, assisting in bid solicitation, subcontractor material procurement, attend and maintain Owner, Architect and Contractor [OAC] meeting minutes, procurement scheduling with Superintendent and maintaining relationships with clients and design professionals.
Responsibilities:
Engage and create/maintain professional client relationships
Assist with marketing work
Coordination with Mechanical, Electrical & Plumbing [MEP] design build trades
Coordinate and compile all design documents
Assist with permit submittal process
Interact with city/state governing agencies
Ability to read, interpret and communicate construction documents, plans, specifications, manufactures data sheets, etc.
Upload project information/details to PDF documents
Assist with subcontractor buy-out
Generate pre-bid request for information (RFI) and route to owner/architect
Generate Owner, Architect, Contractor (OAC) meeting agenda
Generate pre-construction schedule activities related to submittals and material procurement
Generate submittal register/schedule based on detailed review of project plans, specifications and budget
Initiate early communication and constant follow-up with Subcontractors to provide detailed product submittals
Thoroughly read and cross check subcontract submittals with project documents to compile and transmit a submittal package that the design team can easily understand and quickly respond to
Work with Superintendent on construction schedule
Works with Superintendent to identify, document and compile all related information to provide design team with a Request for Information [RFI] that will result in a document that the design team can easily understand and quickly respond to
Provide continual follow-up and communication with design team and owner/client to ensure all open RFI’s and submittals are responded to in timely manner
Generate logs and provide weekly print outs of RFI, Submittal and ATP logs for weekly meetings
Generate meeting minutes and distribute
Attend punch list walk and generate punch list for distribution to subcontractors, design team and owner/client
Attend monthly safety meetings

The Project Coordinator is responsible for managing and controlling project processes and documents including but not limited to; bidding, prime contracts, subcontracts, change orders, job costing, and, support team with submittal and RFI process as need.
Responsibilities:
Setup bid folder on network and create subcontractor list
Generate invitation to bid and send out with plans and pertinent information
Schedule job walk with project manager and building owner and confirm access to the building
Contact building owner for building requirements and required vendors
Collect and review subcontractor bids inclusive of phone calls to ensure full sub participation
Submit bids to Project Manager
Generate subcontractor list and provide to superintendent
Setup project in Pocore and enter budget
Schedule internal kick-off and weekly meetings with the team
Generate internal kick-off meeting agenda
Draft project contract inclusive of all required exhibits and ensure executed prior to construction commencement
Ensure insurance certificate is issued and provided to ownership prior to construction commencement
Generate draft work orders and submit to project manager for review prior to issuance
Generate kick-off email to subcontractors including schedule, current drawings, permit card, other information required
Generate authorizations to proceed (ATPs) and maintain log
Generate owner change orders (OCOs) from approved ATPs prior to billing cycle
Audit job cost reporting throughout duration of project
Other duties as required by business needs.
Support team with submittal and RRI processing
Support closeout process with confirming client, owner and subcontractor information
Collect dump tags and process as required by cities
Certificates & Licenses:
Valid driver’'s license and clean DMV driving record.
Qualifications:
High school diploma or GED
One to three years’ verifiable experience in office administrative work with strong attention to detail
Proficiency in Microsoft Office (Word, Excel, Outlook)
Experience in the construction industry and Autodesk software a plus
